Using house blueprints when building your own small home isn’t as difficult as you might think. By understanding the symbols and abbreviations anyone can decipher them.

  • Foundation plan

The foundation blueprints will be required by the building inspector so that he or she can see how the foundation and footings will be constructed. Blueprints will need to indicate the compliance to building codes by the proper use of cement and rebar. Also, the depth of the footings and foundation will need to be listed on the blueprints.

The frost level is really important here. Your local inspector can tell you how deep you need to dig the footings to get below the frost line. Frost causes the soil under foundations to expand and contract with the temperature. That’s not a good thing so we need to get below it where the soil doesn’t ever freeze.

Before we can roll up our sleeves and pour the foundation, we need to plan it out with a foundation blueprint.

The elevation blueprints are needed to show how the house fits vertically into the building plan. It gives height dimensions of the house and other components attached to the house. Elevation plans typically show a larger version of the front of the house after it is completed than the other three sides of the house.

Many architects like to use the scale of 1/4-inch=1-foot for the front image of the house. Then for the back and sides they use 1/8-inch=1-foot. This is so they can add extra details. Not all architects do this however. Here is a blueprint of a house elevation that shows all four sides of the home in the same scale.

This elevation plan shows four sides of the house so contractors and carpenters can all have the same idea. There are other things in blueprints that may need elevation dimensions besides the exterior of the house.
Blueprints can be extremely thorough or they can be succinct. This depends on the Architects relationship to the general contractor. If the architect knows that the general contractor has a lot of experience and knows how to fill in the gaps, he or she will draw up simple plans and if the contractor has questions he or she can consult the architect.

This can actually save the homeowner a lot on the fee for drafting blueprints. This of course, also depends on the demands of the local inspectors.

The blueprint details portion of the house plan gives certain information about special features of the house that may not be easy to understand by looking at normal floor plans. Blueprint details are what contractors look at when some part of the architectural design is out of the ordinary.

Things like stair handrails, fireplaces and mantles, window boxes, and built-in cabinets are a few examples of special components that need their own instructions.

Carpenters rely on this part of the blueprints to get the architects idea about construction methods. In most cases the general contractor communicates with the homeowner to better visualize the plan so he or she can describe it to the carpenters to avoid costly mistakes and do-overs.

This can be best described as a cross-section of the house plan. Suppose that we could build a house and cut it in half so we could see how everything fits together. This is how an architect designs the cross section details of a house using the sections part of the blueprints.

This can start at the very foundation and explain the structure and dimensions of the foundation footer and wall. It will also detail how the floor is connected and built in relation to the foundation.

It will show how the walls are connected to the floor and it will give dimensions of floor joists and wall studs. The sections details are the part to explain how everything fits together and what fastens them in place.

For example, if a garage is part of the blueprints, a detailed sections blueprint will be added showing how the garage is made starting with the cement floor. Then the walls will need to have details in relation to the floor. The roof and its dimensions will need to show how it connects to the walls.

Finally, the garage will need to show how it connects to the rest of the house and how it will be fastened.

This is an over-simplification of the sections part of blueprints, but for the sake of learning a little about each part of the blueprints, this will have to suffice. These are more for the contractor than the inspector, but the inspector will still want to look at them.

There are different blueprints that show each part of the house that the contractors will need to have. For example, there are the architect plans. Homeowners that want to save money on blueprints can design their own and show them to an architect. Depending on local codes, the building inspector might accept your own home plans if he or she can understand them. Most of the time, inspectors prefer to have an architect draw up the plans.

You can still save money by making it easy for the architect by having plans ready including blueprint symbols in the right place. Small home plans are much easier to draw up.
