If you’re looking to buy a home in the City of Charleston, you’re certainly onto something, as it’s currently the fastest growing municipality in South Carolina. When people the world over hear “Charleston,” they likely picture downtown’s cobblestone streets, centuries-old gardens, historic homes, and waterfront parks. They may dream of being regulars at renowned restaurants, first-class independent boutiques, and spectacular art galleries, or contributing their talents to the thriving philanthropy scene. And luckily, despite a 28.9% increase in population over the last decade—to an estimated 124,600 in 2010—downtown Charleston has maintained the charming, eclectic, small-town feel that it’s known and loved for.
The reason for this is that expansion has been mostly outward through the annexation of properties beyond the Charleston Peninsula rather than through higher density real estate development within older city limits. And considering Charleston’s expanding industries – including aerospace and aviation, digital media and design, urban design and restoration, and biosciences – growth promises to continue.
Let’s take a look at the six suburbs (listed below) that compose the 147-square-mile City of Charleston. The “Crosstown” is the Route 17 expressway that cuts through the Charleston peninsula from east to west. The Historic District is inside the Crosstown.

The words “most” and “some” may seem odd in describing a city’s suburb, but in this case, they have to do with how Charleston has grown. Over time, the City of Charleston has grown through the annexation of individual properties – one house may be part of the City and the house next door may not be. You’ll find 29.4% of the City of Charleston’s population located on the Peninsula, 46.0% in West Ashley, 14.5% on James Island, 3.9% on Johns Island, and 6.1% in Daniel Island and Cainhoy (source: Century V Plan, City of Charleston).
The most exciting part of the City of Charleston, of course, is the Charleston Peninsula below the Crosstown, home to popular festivals, mansions, gardens, and a labyrinth of alleys that would take a lifetime to explore! Mount Pleasant and Summerville
As undeniably wonderful as Charleston real estate is, Mount Pleasant – just a quick trip over the Cooper River Bridge from downtown Charleston – is also highly desirable.
